Posting & Demolition Procedure

Condemned Criteria - Posting Criteria
: Whatever is dangerous to human life or detrimental to health, whichever dwelling is overcrowded with occupants or is not provided with adequate ingress and egress to and from same, or is not sufficiently supported, heated, ventilated, sewered, drained, cleaned or lighted, in reference to its intended purpose or actual use; and whatever renders the air, food or drink unwholesome, or any condition that is detrimental to public health, safety and welfare.

Demolition Criteria - This is determined by an inspection of the components and systems of the structure inclusive of but not limited to the exterior roof, walls, windows, doors, overhangs, foundations, porches, stairs and interior walls, ceilings, floors, floor joists, doors, window frames, basement walls and floor and the plumbing, heating and electrical systems.
Repair Cost vs Market Value Decision for Demolition - When the cost to repair exceeds the current market value of the structure, the decision is made to proceed with demolition.  Market value is arrived at by doubling the current S.E.V (State Equalized Value) of the property.
